Charming Exteriors completed a comprehensive roofing and exterior improvement project in Levittown, Pennsylvania, addressing an improperly constructed and significantly out-of-level pent roof/overhang. The project included a complete rebuild of the approximately 38-foot-long overhang, along with EPDM roof maintenance and peel-and-stick roofing improvements.
After removing the existing gutter, fascia capping, and soffit, the existing pent roof was found to have an approximately 4-inch dip through the center. The existing framing could not reasonably be corrected within the original repair scope.
The approximately 38′ × 4′ overhang was completely rebuilt. The existing soffit, fascia, roof covering, and deteriorated framing were removed as needed, followed by inspection of the exposed attachment area before reconstruction.
New lumber and proper framing connections were used to reframe the overhang, correcting the existing sag and establishing a straight, properly pitched roof plane.
The rebuilt overhang received new roof sheathing, underlayment, and flashing where the new roof meets the existing home. A new roofing system was then installed over the pent roof.

The gutter system was repitched to properly drain toward both existing downspouts.
The existing EPDM roof also received a tune-up. The roof was thoroughly cleaned before new EPDM flashing tape was installed along the full perimeter.
The flashing tape was secured using EPDM glue and rolled down to create a tight seal.
Additional roofing work was completed where the main roof sections connect. Two courses of shingles were removed at the connection between the lower and upper roof sections.
